A lot of people owned their (brownstone) homes that was in that area (among other commercial properties) because the City pulled an eminent domain and gave those residents pennies on the dollar for their property and they had to leave. That area was also chosen because of the train access that goes through all 5 boroughs. The LIRR goes to Long Island too.

Also why were they roommates in the first place, Jay was married back then.
